How I Work with Buyers

Buying a home is one of the most important things you might ever do in your life. You deserve an agent who will make the home search and purchase enjoyable and as stress-free as possible. My training in five star customer service means I work hard to anticipate your needs and solve problems before they become problems.

Here is how I work hard to find you the right home at the right time for the right price:

  • Buyer Consultation – I know your time is valuable, so I want to make your home buying experience as efficient and enjoyable as possible. A little bit of preparation goes a long way to achieving that goal. During our initial consultation, I will provide you with overview of the process and how we will work together to find your home. I realize you have probably already started your home search online and have probably seen a few things that have caught your eye. But really, finding some properties online is much different than viewing them in-person and you need to make sure you are qualified to purchase when you do find the perfect home that meets all your needs.

    We will also discuss your strategy for the price points and areas you are interested in for when it comes time to make an offer. Every buyer is different with differing temperaments for risk, stress, determination, and flexibility. We will discuss your way of working so I can provide the best service that matches that style. We may be dealing with multiple offers, a quickly escalating price market, or even a glut of housing inventory. I will provide you with a roadmap of dealing with each.

  • The Home Search – Once you are prequalified, preapproved, and we know your home budget, the search is on! Although I will set up your home search parameters in the MLS and you are notified each time a home that meets those parameters hits the market, I actually make sure that the home TRULY meets your parameters before I just send it on. For example, you might have said you want a three bedroom home in Edmonds Bowl with a view of the bay, but you cannot stand brick. Therefore, I will screen all the listings you are sent so you aren’t wasting your time on something that doesn’t work for you.
  • Crafting An Offer – I like to call it “crafting” because that is exactly what we are doing – pulling together your needs, the sellers’ needs, and creating an agreement that meets everyone’s needs. I will look at the comparable sold properties in the area to get a market range price and contact the listing agent to determine what needs the seller has. They may have a tight timeline for getting out of the house and closing or they may have to absolutely get a certain price. It is important to understand where the seller is coming from so you are best prepared to write the best offer you are comfortable making. I also like to know how many other offers we are competing with to best prepare you. I will walk you through the offer so you are comfortable with your offer and understand all that will be asked of you if your offer is accepted in terms of closing date, escalation, closing, and contingencies.
  • Pending to Close – When your offer is accepted, thus begins a whirlwind of activity. Inspections, appraisals, making sure your loan underwriting is progressing, earnest money, title and escrow, whew! But I will be there two steps ahead of our next deadline to make sure everything goes accordingly.

I will also make sure that anything special that you have requested in the offer such as furniture, chandeliers, etc stay with the house as agreed. We will also work together to make sure you understand when you can take possession of the home. I always suggest these days to give yourself a little leeway on this date so if it gets pushed back it is just an inconvenience, not a complete disaster.

Just before closing, I will do a walk-through of your property with you to make sure all is as expected and get you the keys to your new home!
